The multi-phased Maplewood campus-planning project transformed what was once a military housing village with about 180 cottages in disrepair into a revitalized university housing complex with over 400 units. Working with Cornell’s graduate committees, Greystar property management, Torti Gallas + Partners Architecture, and others, WPD successfully led the project’s community outreach, municipal approvals, and landscape design. In response to our team’s outreach, the development became a transitional neighborhood between the university and the village, with higher-density apartment buildings to the north and lower-density cottages to the south. Our municipal approvals process for this project included Site Plan Review, State Environmental Quality Review, an Environmental Impact Statement, and Planned Development Zoning. WPD’s site design focused on improving connectivity, walkability, safety, and pedestrian friendliness, with newly integrated trails, a bioswale, a community garden, a hammock grove, and open lawns.
